Review Intro
In 2017 I started to look around for real estate crowdinvesting/crowdfunding platforms. I had practice with Real Estate investment funds and REIT ETF, but they usually consist of stocks of real-estate related companies and thus their market price correlate with stock market in general.

First platform I found which looked promising was CrowdEstate, Estonian based crowdfunding platform focusing on real estate projects (participation on developer projects and mortgage loans).
Note: After some time, they added also "corporate finance" investment type which doesn't fit in originally aimed assets, but if you want to invest only in real estate projects, you can just ignore corporate finance opportunities.
Unlike Housers (see review), they focus on both residential and commercial developer projects in Baltic region (mainy Estonia, Finland and Latvia). They also provide review for each investment opportunity and rating to help you decide whether to invest in.
Expected rate of return is >10% on most projects.

SWOT Analysis
Strengths
- Real Estate assets in Baltic region with strong potential
- Lot of large developer projects
- Minimum investment of 100€ per project support diversification even for smaller portfolios
- Crowdestate rating and reviews are quite comprehensive
Weaknesses
- Few projects (1-3 per month, but increasing, see statistics)
- Slightly worse User experience of web application
- Focus mainly on one type of asset - development projects
Opportunities
- High expected return rate (also real return rate of already Exited investment opportunities) when compared to similar platforms
- Possibility to invest in real estate assets in progressive Baltic region
Threats
- Potential cyber attack on Crowdestate system (not sure how secure the system is)
- Potential bankrupcy of the Crowdestate company (not sure, what would happen to the signed contracts)
